    Abstract:

    This paper, focusing on the housing market in Shanghai and using atlas data and Baidu Map POI open data to develop a model of the spatial distribution characteristics of residential prices, explores the impact of accessibility to super-large residential structures, urban transportation facilities, public service facilities, commercial service facilities, and ecological environment service facilities on residential prices. It employs a geographically weighted model (GWR) to analyze the spatial heterogeneity of these impacts. The findings indicate that the accessibility of urban service facilities is the main factor influencing the spatial distribution of residential prices. This paper concludes with a discussion of the implications for urban planning at both macro and micro levels.
